As a responsible homeowner, maintaining your HVAC system should be at the top of your priority list. After all, it keeps you comfortable and safe indoors. As bacteria spread to a more humid environment, such as the interior of your HVAC unit, they can create a long-lasting colony called a biofilm.
What Is a Biofilm?
A biofilm is a group of microorganisms characterized by cells sticking to each other and adhering to a surface. This is formed when free-floating microorganisms spread on surfaces, and if not addressed, they can anchor themselves more permanently. Since the inside of your HVAC system is often cold and wet, it allows mold and other microbial organisms to grow.
How Can You Prevent Biofilm?
The most likely locations where biofilms can develop are the air conditioning coils and condensate pans. U.S. Environmental Protection Agency (EPA) registered antimicrobials can be applied in these areas, but some biofilms create contaminated airborne particles throughout the HVAC system and are more difficult to remove.
Fortunately, there are two easy ways to prevent biofilm from growing:
- Schedule HVAC maintenance regularly. Scheduling a routine cooling and heating service from your local HVAC technician is essential. During these inspections, the pros can examine your unit thoroughly and eliminate early signs of biofilm. They may also recommend installing ultraviolet (UV) lights over the coils in your HVAC system. This light can kill mold, mildew, bacteria and other toxic organisms.
- Avoid providing food for bacteria. Many disposable filters become food for mold and bacteria, thanks to their materials. Cotton-blend filters in cardboard frames, for example, are food sources for bacteria, enabling rapid microbial growth. For this reason, be sure to change your filters regularly to maintain healthy air quality. Also, many HVAC professionals suggest installing permanent frames made of galvanized stainless steel with a synthetic filter placed inside as microorganisms cannot feed on these materials.
